Our tenant make-up is comprised of accountants, lawyers, consultants and professional services. These tenants love their location at 43 Church because of proximity to nearby services including the Courthouse, City Hall, all major banking institutions, other professional buildings and more.
The building windows are professionally cleaned annually in spring months, based on weather.
TMI is an abbreviation for Taxes, Maintenance and Insurance costs. This amount varies by building but its inclusion in commercial real estate agreements in standard. The TMI for 43 Church, as with all buildings, is evaluated annually and is reconciled at the end of the year.
Yes, 43 Church has a board room that can be booked by tenants of the building exclusively.
Building maintenance is looked after by the building manager and paid for through the TMI. Additional requests made by tenants of 43 Church are looked after by the building manager and billed back to the tenant. These additional requests may include:
- Carpet cleaning
- Touch up paint
Renovating of units is an option for all tenants and will be negotiated in the tenant’s lease. We are very happy to facilitate the design and build of your space, this is a common request and negotiated term of a lease agreement in 43 Church.
We do not currently enforce personnel limitations but reserved the right to assess the building’s feasibility for particular use.
Parking and Transit
There is underground parking at 43 Church and is available to units that rent in excess of 3000 square feet. Our current formula is:
3000 sq ft = 1 parking spot, compounding based on total rented square footage.

43 Church can be easily accessed by the St. Catharines Transit bus system, and is within walking distance of the main terminal. St. Catharines is also home to several taxi companies, has an Uber system and receives GO Bus commuter traffic to the bus system, daily.
